BEASLEY, Texas — Another residential community is planned for western Fort Bend County near U.S. Highway 59.
League City-based Windy Hill Development has started working on entitling 318 acres near Beasley for a 1,000-home master-planned community.
Randy Hall, who co-owns the company with his wife, Rachael Hall, said they have the land under contract, are working to set up a municipal utility district and are in talks with multiple homebuilders.
The plan is to sell the tracts to one or more builders to develop the community after fully entitling them, including creating a MUD, setting up water and sewer infrastructure, obtaining approval for a drainage plan and doing a traffic-impact analysis. Houston-based EHRA is the land engineer for the project.
The idea is to give builders the lowest possible lot price, Hall said.
“If we develop a lot for a builder, we have to charge that builder the retail lot price, which includes a profit percentage,” he said.
