Phoenix District leaders unveil development proposal for north Tulsa | News

TULSA, Okla. — Tulsa’s Phoenix District could be welcoming more development, making room for businesses and community events.

The district is located along 36th Street North between Martin Luther King Boulevard and North Peoria Avenue. 

On Monday night, community members were presented with a proposal during the Northside Neighbors Community Meeting. 

The proposed development would be called ‘Retail Cottage Village.’ In a community survey, restaurants and businesses said if they had the right place, they would love to be there. 

This is the district’s way of trying to make that happen. 

Organizers with the Phoenix District Tulsa spoke about the proposal that would create a new gathering space while also bringing in multiple small businesses. 

“On a more frequent basis, what can we do to bring people together? But then, as far as the small business community was concerned, I thought it was really interesting,” said Ed Sharrer, Executive Director of the Phoenix Development Council “What they said was, ‘if there was quality, right sized space in north Tulsa, we’d like to be there.’” 

They said the concept was developed using community feedback and now they’re asking the community to help decide whether the plan matches what the Northside Neighborhood wants. 

“We went out of town to look at other towns to see what they were doing with structures and we saw what they had, but I’m hoping that ours will be unique,” said Tracie Chandler, president of the Phoenix Development Council. 

Chandler said bringing something like this to the area is not just important, it’s a necessity.

“We’re just as good as anybody else, if not better, and the bottom line is we need to be able to get our needs met in our own community without having to drive across town,” said Chandler. “That’s not right. …It’s important, especially with gas…prices like they are.” 

They said there are people who have already committed to leasing as soon as the development is built. 

If they receive funds by July they could be up and running by the holiday season and if they get it by the end of the year then the grand opening will be in the spring or summer of 2027.
