San Antonio’s Far Westside has become so popular that the area’s residents say the roads need to be widened to accommodate the growth. At the same time, many folks are hungry for more retail options, with several holding strong on the belief that a big-name grocer is preparing to announce a new location.
It all comes amid Target filing a report with the Texas Department of Licensing and Regulation (TDLR) outlining its plan for a property at the southwest corner of Loop 1604 and Marbach Road. The region has seen an uptick in retail in recent years, including the addition of entertainment venues such as Flix Brewhouse, completed in 2019, and Home Depot, completed in 2024.
Now, social media users say they believe a Sam’s Club is headed to the same area.
“They are putting a Sam’s too,” Biance Elizabeth commented on a TikTok post about the site that Target is building on.
Real estate servicer Coldwell Banker Richard Ellis (CBRE) owns the land, categorized as big country pad sites. Six separate lots, totaling roughly 271 acres, remain available, according to a company property flyer. CBRE represents Walmart Realty in its land disposition, “including outlots and large land tracts, and former retail stores,” according to the business’ shared website. MySA reached out to CBRE for a comment, but did not receive a reply.
“People wanted job creation, and now it’s happening, and they’re still not happy,” another user wrote in a Reddit thread regarding traffic on the Far Westside. “Wait till they build the Target and Sam’s Club at Marbach and 1604.”
It wouldn’t be an irrational move for the bulk seller. Within a five-mile radius of the Loop 1604 and Marbach Road trade area, the population is expected to hit 242,669 two years from now, according to CBRE data. That means an additional 20,753 Texans will call the corridor home. In a marketing brochure, realtors describe the project as the “largest concentration of platted residential lots in the city,” which includes a “future H-E-B” near the intersection of U.S. Highway 90 and Loop 1604 South.
It’s not just grocers. Restaurants such as Taco Bell, Panda Express, and IHOP/Applebee’s have all secured leases there over the past two years.
It’s unclear what sparked Sam’s Club’s suspicions, but the commentary spread across TikTok and Reddit, eventually reaching the company itself.
“There appears to be community discussion regarding a potential location in that area,” a Walmart Inc. spokesperson told MySA over email. “Sam’s Club said it could not confirm a new location or share additional details at this time.”
