Amazon may be mystery tenant in $57M Dallas tower renovation

A $57.2 million renovation is planned for the property at 13737 Noel Road in Dallas, according to a September filing with the Texas Department of Licensing and Regulation (TDLR). The project outlines a two-phase interior renovation of the tower.

Phase 1 would cover 223,000 square feet across levels three through nine, 11, 13 and 14, plus part of the basement and levels one and two. While details submitted to the TDLR are subject to change, construction is expected to kick off in January, lasting through mid-August 2027.

The filing lists DFW 22 as the building’s tenant and gives a phone number associated with Austin-based Devin Ward, whose LinkedIn profile lists him as an Amazon construction manager. Amazon and Ward did not immediately respond to Chron’s request for comment Wednesday afternoon.

“The project is currently operating under a secretive code name,” Coming Soon Texas posted to Facebook on Tuesday. “However, while officially unconfirmed, we are betting heavily that this is Amazon. The “DFW 22″ moniker perfectly matches the e-commerce giant’s signature internal naming convention…directly mirroring their other Texas tech hubs.”

The Galleria North Tower I sold to Boston-based WS Development for roughly $63.4 million in June 2025 with a loan from Athene Annuity and Life Company, according to The Real Deal. Prior to 2025, the building last exchanged hands in 2014 for $86 million.
