Lucia restaurant building, Bishop Arts properties sold for $170M

Houston-based developer, investor and property manager Hines bought nine Bishop Arts properties for more than $170 million. The deal includes the building that houses Lucia, an acclaimed Italian restaurant that’s earned James Beard and Michelin attention.

Hines Global Trust Inc.’s newest acquisition covers several apartments and retail properties in the popular Dallas district. The portfolio includes 539 multifamily units and roughly 49,000 square feet of retail, the company announced Tuesday. 

The apartments are about 95% leased, and the retail space is about 98% leased, with 22 tenants that include a mix of restaurants, boutiques and other businesses.

All or at least a portion of the properties are owned by entities with ties to Dallas-based Exxir Capital, county tax records show.

Notable retail tenants include Michelin Bib Gourmand recipient Lucia, Michelin-recommended Written by the Seasons, Paradiso, Bar Eden Lounge and Village Baking Co., Hines will inherit the existing leases. The sale won’t affect existing operations, the company told The Dallas Morning News.

Corbin Eckel, managing director at Hines, said in a statement that Bishop Arts was a “special place” and that the company plans to build on the previous ownership’s foundation.

“Our goal is to synergize the residential and retail components in ways that serve residents, businesses, and the broader district as it enters its next chapter,” he said.

Lucia has landed on the Bib Gourmand list for the past two years, and its pastry chef, Maggie Huff, was nominated for a James Beard Award for outstanding pastry chef or baker this year. Headed by Jennifer and David Uygur, the restaurant should be considered for Michelin’s Recommended category, restaurant critic Sarah Blaskovich wrote this week.

Written by the Seasons was named a Michelin-recommended restaurant in 2024 and 2025. Restaurants in that category are worthy of attention but don’t meet Michelin’s rigorous standards for one-, two, or three-star status. The farm-to-table restaurant has a second location at The Quad in Uptown. 

Eckel, Will Renner, and Michael Harrison of Hines’ U.S. Sunbelt team led the purchase of the Bishop Arts properties. The Dallas deal was part of a larger, three-market transaction that saw Hines also acquire 99 West Paces, a 13-story mixed-use property in Atlanta, and a three-building industrial development in Columbus, Ohio.

Hines’ notable properties in Dallas-Fort Worth include the mixed-use Maple Terrace development in Uptown Dallas. Hines is marketing the project’s 22-story apartment tower roughly two years after completing the high-rise. Real estate firm JLL is handling the listing. A joint venture of McNair Interests, Mitsui Fudosan America and Hines owns the building.
