Developers are carving out some sizable communities along U.S. 59 southwest of Houston to meet the growing demand for housing in the Sugar Land, Richmond, Rosenberg region of Fort Bend County. Here’s a roundup of projects to know about that have recently opened or are coming soon.
Austin Point
Houston-based Signorelli Co. anticipates a summer 2025 grand opening for its 4,700-acre Austin Point master-planned community in southern Fort Bend County. Located about 10 miles south of U.S. 59 off FM 762, the community south of Richmond broke ground in 2023.
Envisioned as a place with homes for sale and rent, apartments, office, medical, retail and hospitality components, Austin Point could eventually have 50,000 residents and take more than a decade to complete. Phase one, on 165 acres off Boothline near Ricefield, includes 421 single-family homes.

Planned amenities include parks and nature trails and the 1824, a cafe and community event space for outdoor concerts, yoga and other programming. Model home construction is expected to begin in spring. Prices are expected to start in the low $300,000s, according to Signorelli.
Indigo
Indigo, a 235-acre development of Meristem Communities near the northwest corner of U.S. 90 and the Grand Parkway in Richmond, will welcome its first residents in early 2025. Centered around a 42-acre farm, the community will have about 800 homes, including 265 in phase one.
Designed for connecting with neighbors and nature, some homes will have shared green spaces and small parks in front and garages accessible by alley in back. Indigo Commons, a mixed-use development planned for restaurants and shops in walking distance of homes, is under construction. Other planned amenities include neighborhood trails and a lake for swimming, fishing and kayaking.

Indigo is located along Harlem Road, about 28 miles southwest of downtown Houston.

Brookewater
Global real estate powerhouse Hines is developing the 850-acre Brookewater community in Rosenberg in partnership with Trez Capital, Caravel Ventures and Sumitomo Forestry. Upon completion, it’s planned for 2,500 homes.

Sales in the initial section of 450 lots began in 2024 with homes priced from the high $300,000s to $700,000. Planned community amenities include a resort-style pool and lazy river, playground, pavilion with outdoor fireplace and seating, an event lawn and more than 200 acres of parks, lakes, trails and open space.
Brookewater is about 40 miles southwest of downtown Houston off U.S. 59 and Finney Vallet Road.
Ryehill
PulteGroup will bring a combined 2,500 homes to Sugar Land with the development of Ryehill and sister active adult community Del Webb Sugar Land at Ryehill.

The communities are situated on 958 acres of former farmland near FM 762 and FM 2759, a couple of miles south of U.S. 59 and the Grand Parkway near the Greatwood master-planned community.
Ryehill is expected to open in late 2025 with homes by Pulte Homes and Taylor Morrison. Del Webb Sugar Land at Ryehill, a gated community of 777 homes for ages 55 and up, will follow in 2026. About 60 acres will be used for retail, commercial and office space.
Emberly
Home sales in Emberly, a 933-acre community along U.S. 59 near Doris Road in Beasley, began in 2023. Starwood Land is developing the community planned for about 2,500 homes in partnership with Land Tejas. Prices range from the $200,000s to the $500,000s.

2026 and beyond
Johnson Development, the Houston-based developer behind Sienna, Harvest Green and Cross Creek Ranch, acquired 1,500 acres of farmland from the George Foundation in early 2024 for its next master-planned community. The site is about 40 miles southwest of downtown off of FM 2977 at Koeblen Road in Thompsons. The company anticipates breaking ground in the first quarter.
Dhanani Private Equity Group acquired 289 acres for a yet-to-be-named residential development that could contain 1,000 homes. The land at Wernecke Road at Straznicky Road borders Emberly. The project could break ground in 2026.
