The Big Apple didn’t exactly make a big impact on a newly released list of America’s most expensive ZIP codes.

Which one did? Here’s a clue: It’s in a state that New Yorkers left for in droves beginning in 2020.

PropertyShark’s annual roundup of the priciest postal codes in the nation indeed saw a record number of median sale prices over $5 million — including the East End’s Sagaponack and Water Mill — but New York City itself hardly made a dent.

Despite price hikes, the past year saw New York City put up its weakest numbers in a decade. In Florida, one city in particular saw record highs.

The popular real-estate industry portal based its line-up on closed-sale data, rather than trophy homeowner’s oft-ambitious listing prices.

The city’s three entrants into the top 100 were all concentrated Lower Manhattan. The priciest of these Big Apple ZIPs encompasses always-pricey Tribeca, and reached a median sale price of $3.7 million.

A minimum median sale price of $2 million was required to enter this year’s top 100 line-up — a benchmark met by fewer than 50 ZIP codes in 2020.

Tribeca placed second among the city’s most expensive neighborhoods this year, based on spring sales. The enclave recently welcomed singer-songwriter Sabrina Carpenter into a luxurious $9.95 million duplex on Leonard Street.

The other two ZIP codes included in the rankings claim the neighborhoods of Soho, Noho, Little Italy, Nolita and Hudson Square with median price tags of $2.6 million $3.19 million, according to PropertyShark. All three high-ranking Lower Manhattan ZIPs saw price increases. 

New York state, too, logged its weakest showing in a decade, with just 15 ZIP codes among the country’s priciest bunch.

Suffolk County carried the team. Sagaponack’s ZIP code came in third overall with a median sale price of $5.92 million, making it the state’s most expensive ZIP code for 10 years running.

Notable Sagaponack listings over the last year included the sale of Vitamin Shoppe founder Jeffrey Horowitz’s $89 million estate and “RHOBH” star Marisa Zanuck’s $25 million custom-build.

The exclusive hamlet of Water Mill’s ZIP code also made it into this year’s top 10. The enclave’s success comes despite plummeting sales of Hamptons trophy homes logged in 2024, when the top 10 sales netted nearly $200 million less than 2023. 

While California dominated the top 10 list with entrants like Newport Beach — the only city with three top ten entries — the Sunshine State came out on top. Fisher Island, located just South of Miami Beach, topped the list with a dramatic $9.6 million median sale price across its ZIP code.

The multimillionaire haven experienced a 65% surge over the year, largely thanks to eye-watering condo prices. The 216-acre island community can only be accessed by helicopter or boat, and inclusion in the community hinges upon membership at the drama-filled Fisher Island Club. This year’s top sales included a $23.7 million three-bedroom condo and a $21 million single-family home, according to PropertyShark.

Fisher Island knocked Atherton, California, out of first place and pushed Sagaponack down to third.
