Houston (Harris County) — Real estate company Rebees has announced it will construct the mixed-use district GreenStreet, in downtown.
Rebees, co-headquartered in Houston and Dallas, has a proven track record in developing and managing large-scale mixed-use properties, including mixed-use luxury development Autry Park and the repositioning of both Sugar Land Town Square and Victory Park in Dallas.
The four-block, 611,000-square-foot district includes a 260,000-square-foot Class-A office tower, 326,000-square-feet of retail space, and marquee tenants like House of Blues, comedy club Punch Line, The Laura Hotel, and Lifetime Fitness.
The improvements and enhancements include:
- A vibrant pedestrian alleyway experience featuring the best local food and beverage purveyors
- Four city blocks of rooftop solar panels that will help GreenStreet become downtown’s most sustainable office project, targeting net carbon neutrality
- Improved next-generation office space including lush new landscaping, gardens, and multi-level amenities that create an unparalleled indoor/outdoor Class-A work environment
The GreenStreet repositioning is led by Matt Ragan, director of repositionings, and Tom Paterson, managing partner at Rebees.
International design collective RIOS will lead the design of the project. Spearheading architecture, landscape and interior architecture, and experience design, RIOS will reimagine today’s three-block urban mall into a vibrant, immersive destination and office experience.
“The readaptation of GreenStreet will create a new model for urban space in Downtown Houston,” said Mark Motonaga, creative director and partner, RIOS. “Our vision draws inspiration from Houston’s diverse culture and seamlessly blends nature, sustainability, and architecture to create a new urban streetscape experience that unfolds across three distinct blocks and builds toward a central hub of activity connecting people at the ground level. Layering landscape screens, bold signage, and storefront interventions, the design embraces Houston’s eclectic spirit. The future of GreenStreet will breathe new life into the downtown experience and set the stage for Houston’s continued evolution.”
Phase one construction is set to begin in the first quarter of 2025 and will be completed by the third quarter of 2025.
