Former New York City Mayor Rudy Giuliani, who has put up his apartment in Manhattan for sale, may have received some encouraging news over the jump in prices for property in the borough.

The Upper East Side co-op unit saw its price decline from $6.5 million to $5.7 million when it was initially put on the market a year ago, according to its listing on Zillow. The three-bedroom, three-bathroom unit is situated near the famous Central Park. It had been assigned landmark status in 1977.

Recent market trends suggest that the market in Manhattan is rebounding from its struggles of the recent past. The co-op market saw sales improve across the different segments of the market, according to a report by real estate firm Douglas Elliman and Miller Samuel.

The median sale price of luxury units, which Giuliani’s property would fall under, accelerated by 3.4 percent in the second quarter compared to the start of the year to nearly $6 million, the report noted. The average sale price was also up 6.3 percent in the same time period to more than $8 million. It is worth noting that on an annual basis, prices were down on both measurements, the report pointed out.

The improved market conditions could assist Giuliani in his attempt to sell his Upper East Side co-op.

Newsweek contacted Giuliani’s spokesperson for comment via email on Wednesday.

Giuliani gained popularity after presiding over New York City during its most tragic moment in its history after the terrorist attacks of September 11, 2001. In recent years, he has found himself the subject of legal troubles after he was accused of defamation. A loss in that case led to him being ordered to pay $148 million to two election workers who alleged that he falsely accused them of committing electoral fraud. Giuliani has appealed the ruling against him.

His co-op apartment was listed for sale in July of last year at $6.5 million. Giuliani had bought the home two decades ago for $4.8 million after the end of his time as mayor of New York.

As part of the home, it comes with a wood-paneled library “with a wood-burning fireplace offers open views up Madison Avenue and to the west,” the listing pointed out. “The Dining Room is further distinguished by its Conservatory. With impressive leaded glass eastern and northern-facing windows, it is marvelously light-filled and ideal for a tranquil breakfast or cozy dinner.”

The listing also noted that the building the apartment sits in is near the famous Madison Avenue known for its shopping, as well as “many of the Upper East Side’s best schools, museums, and galleries. The building has no summer work rules and permits financing up to 50 [percent],” the listing said.
