213 3rd Avenue Prepares for Groundbreaking in Gowanus, Brooklyn

Construction is about to break ground on 213 3rd Avenue, a 14-story residential building in Gowanus, Brooklyn. Designed by Kushner Studios for 590 Degraw LLC, the 145-foot-tall structure will span 82,942 square feet and yield 80 rental units with an average scope of 963 square feet. The project will also include 5,861 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and a ten-vehicle parking garage. The property is located at the corner of 3rd Avenue and Degraw Street.

A piling machine is set up on the site, which has been cleared for excavation behind wooden construction boards.

The property was formerly occupied by a low-rise industrial building and open-air yard, as seen in the below Google Street View image from before the start of demolition.

The rendering from the info board shows a rectangular massing with a chamfered edge at the northwest corner. The building will rise interrupted to the tenth floor, followed by a pair of setbacks before culminating in a flat roof topped with a landscaped terrace. The lower levels will be clad in earth-toned panels surrounding a grid of large windows and balconies lined with glass railings, while the upper stories above the setbacks will be enclosed in contrasting gray paneling. The first two stories will feature a series H-shaped gray stone columns with rounded corners around the retail frontage.

Permits were first filed in February 2022 by Dolly Williams of A. Williams Construction. The nearest subway from the ground-up development is the R train at the Union Street station to the east along 4th Avenue.

213 3rd Avenue’s anticipated completion date is slated for summer 2027, as noted on site.
