The Chicago Plan Commission greenlit a proposed $70 million mixed-use development in Bronzeville from McLaurin Development Partners.
Initial plans for the site include 551 multifamily units, a medical office and a 70,000-square-foot Pete’s Market-branded grocery store that has been delayed for years.
Zeb McLaurin of McLaurin Development Partners is planning to acquire and rezone 11 acres from the city at 3700 to 4000 South State Street, according to the Chicago Business Journal. The sale isn’t final, but does appear imminent after the Plan Commission’s approval.
Next steps for the project will include a review and approval by the Chicago Zoning Committee and the City Council. The development is expected to add 200 full time jobs and 150 temporary construction jobs to the Bronzeville area.
Construction on the development is expected to commence in early 2027 and run until the third quarter of 2028. The grocery store site and commercial buildings are expected to be built in the development’s first phase, with the residential units to follow, according to Block Club Chicago.
Alderman Pat Dowell, whose territory includes Bronzeville, told the outlet that she supports the project.
The development is set to be built on parcels spanning locations on South State Street, South Dearborn Street, South Federal Street, West Pershing Road and West 40th Street, according to the Chicago Business Journal.
McLaurin is also a part of the GRIT Chicago team, a mix of developers tasked with the $4 billion development of the Bronzeville Lakefront. The massive 48-acre development is expected to create 7 million square feet of commercial, institutional, and mixed-income housing, as well as 20,000 temporary and permanent jobs.
The GRIT team comprises Farpoint Development, Loop Capital Management, Chicago Neighborhood Initiatives, Bronzeville Community Development and McLaurin. Work on the infrastructure of the Lakefront development began in 2023.
