A Dallas developer behind some of North Texas’ largest corporate projects has joined plans for a new office development in Allen.
Allen-based Pillar Commercial, Oklahoma-based Hall Capital and Dallas-based developer KDC plan to start construction in the next 12 to 18 months on One Bethany North, a nine-story, 225,000-square-foot office building in the Watters Creek office park.
The 4-acre site at 701 S. Watters Road is owned by the Allen Economic Development Corp., which is working on an incentive package to help support the project. The developers declined to provide estimated construction costs.
Pillar Commercial said the group is in discussions with several tenants interested in full-floor and multifloor spaces. Construction on the project would begin after a lead tenant is secured.

Pillar Commercial and Hall Capital first announced plans for the office development in 2024. Previous Dallas Morning News reporting said the office building would take 18 to 24 months to build and cost more than $100 million. Amenities at the planned Allen development include pickleball courts, putting greens and a 3,500-square-foot restaurant.
Pillar Commercial announced its partnership with KDC on the new Allen development Tuesday. KDC is a national commercial real estate development and investment firm that specializes in corporate headquarters projects. KDC is behind some of North Texas’ largest corporate projects. The firm is leading the development of AT&T’s billion-dollar plus headquarters in Plano.
The project adds to Pillar and Hall’s holdings in the Watters Creek area. The partnership acquired One Bethany West, an eight-story, 190,000-square-foot office building, in 2023. The group previously owned One Bethany East but sold the property to Credit Union of Texas in 2024.
Dallas-Fort Worth is one of the nation’s strongest office markets as rents for Class A properties hit a record high. Net absorption metrics from known move-ins and office exits are expected to show the strongest occupancy gains in North Texas in nearly a decade, according to a second-quarter 2026 office report from real estate firm Cushman & Wakefield.
