Denholtz Properties has snagged its first tenant at more than 213,000 square feet of newly built logistics space in Texas, leasing nearly 32,000 square feet to OTC Industrial Technologies.
The deal, which Denholtz announced recently, comes around nine months after its acquisition of the two-building Clovis Crossing property in the Austin-area city of San Marcos. OTC Industrial Technologies will occupy 31,760 square feet at 1603 Clovis R Barker Road, supporting the expansion of its growing filtration division as part of an overall business that supplies comprehensive industrial and manufacturing solutions.
Transwestern’s Carter Thurmond, Nash Frisbie and Bailey Sousa represented Red Bank-based Denholtz and continue to market 181,365 square feet of available space at Clovis Crossing.
“The Austin-San Antonio corridor’s rapid population growth, diverse economic base and excellent regional connectivity continue to position it as one of the nation’s fastest-growing industrial markets,” said Jordan Wean, a director of leasing and business development for Denholtz. “We’re thrilled to have secured our first lease in Texas and are confident that Clovis Crossing will remain a highly attractive destination for businesses in this thriving market for years to come.”
Colliers’ Shane Woloshan, Nolan Babb, Travis Hicks, Chase Clancy and Michael Modesett represented OTC, one of the largest filter suppliers in the industry. Denholtz noted that the Columbus, Ohio-based company, which has more than 60 locations across 40 states, will use the space for warehousing and distribution of its extensive range of HVAC filters, liquid filters and filter media to customers nationwide.
Denholtz acquired the newly constructed, 213,125-square-foot Clovis Crossing in early 2024 as a key piece of its continued national expansion, noting that the 13-acre site is roughly 30 miles from both Austin and San Antonio. Each of the shallow-bay industrial buildings has 32-foot clear ceiling heights and rear-load configurations, making it ideally suited for a wide range of tenants.
Other recent acquisitions by Denholtz include an 18-building, 723,734-square-foot flex industrial portfolio spread across Allentown and Bethlehem in Pennsylvania, as well as several large properties in the Southeast.
