Earthwork Underway At 601 Union Street in Gowanus, Brooklyn

Earthwork is underway at 601 Union Street, the site of an eight-story residential building in Gowanus, Brooklyn. Designed by Morris Adjmi Architects and developed by Avdoo, the structure will yield 125 rental units along with ground-floor retail space. The nearly 40,000-square-foot property is bounded by Union Street, Sackett Street, and 3rd Avenue.

Piling machines and excavators have begun preparing the ground for the foundations since our last update in April, just before construction broke ground. Based on the extensive size of the plot, YIMBY expects below-grade work to last through the rest of the year.

The rendering looks east along 3rd Avenue at the southwest corner of the building. The first six stories will feature a straightforward rectangular massing with an industrial aesthetic featuring red brick surrounding a grid of mullion-free windows. Above a cornice line, the structure will set back at the seventh floor, creating space for landscaped terraces. The final two stories will utilize contrasting dark gray brick enclosing a multifaceted design with multiple pocketed cutouts. Floor-to-ceiling windows will clad the ground floor for the retail frontage, and the main entrance will be housed within a three-story frosted glass volume at the center of the 3rd Avenue elevation.

The site was formerly occupied by a low-rise commercial building. Avdoo purchased the property from S.J. Fuel Co. for $29.4 million in late 2024.

The nearest subway from 601 Union Street is the R train at the Union Street station along 4th Avenue.

601 Union Street’s anticipated completion date is slated for summer 2027 , as noted on site, However, YIMBY expects work to finish closer to the end of 2027 or some time in early 2028.
