A Houston-based developer announced the acquisition of a nearly 1,500 acre ranch property on the border of Tarrant and Parker counties.
The real estate firm Hines announced Monday that it had acquired Brown Ranch, a property west of Fort Worth.
The company is planning to build a housing development, which at full build-out is expected to include 3,800 homes, according to a news release. Hines is envisioning the land as a master planned development with residential and commercial components.

Brown Ranch is a 1,476-acre plot north of the Walsh development, a master planned development of more than 7,000 acres. The site is north of Old Weatherford Road and south of White Settlement Road. In addition to 3,800 homes, the site will have 70 acres for commercial development.

The terms of the sale were not disclosed. The community will offer a range of single-family housing options across different lot sizes and price points, according to the news release. Future residents of the community will be in the Aledo Independent School District.
Homebuilders involved with the project will include Beazer Homes, DRB Homes, Meritage Homes, Pulte Homes and Risewell Homes. The news release also listed HistoryMaker Homes, which was recently acquired by Century Communities.
Trez Capital is serving as a capital partner on the investment. Financing for the acquisition was provided by Harvest Capital and TPG Credit.

Hines owns properties across D-FW and purchased a portfolio in Bishop Arts this month that included several apartment buildings and a building that houses the restaurant Lucia.
D-FW is benefiting from population and employment growth, infrastructure investment and sustained housing demand, making the area attractive for Hines, Rob Witte, Hines senior managing director said in the statement.
The western side of D-FW has been growing. Parker County was estimated to have a population of nearly 185,000 people in 2025, an increase of about 25% from 2020, according to U.S. census data. Meanwhile, Fort Worth grew about 12% over the same period.
“Brown Ranch gives us the opportunity to help deliver new housing at scale in one of the country’s fastest-growing regions, working alongside an experienced group of homebuilders,” Witte said. “It is an important addition to Hines’ national land development platform.”

Brown Ranch has been owned by the Brown family for multiple generations who decided it was time to sell the property, said Landry Burdine, designated broker of Land Advisors Organization, which represented the Brown family. The family engaged the Land Advisors Organization a couple of years ago to sell the property, Burdine said. The company took the property to market, and Hines won the contest.
“Their ability to execute and deliver a good project was really important to the family,” Burdine said. “And so we went under contract with them, and then that’s when the real work began.”
The Fort Worth City Council approved a development agreement with Hines in June to develop the property, which is in the city’s extraterritorial jurisdiction.
Burdine said the project will fill regional needs like road and utility infrastructure. He said Hines has done a good job with its developments across D-FW.

“This is going to be a really nice neighborhood, and a lot of people are going to be excited to live there when it’s all done,” Burdine said.
