Laney Development Plays Lazarus With Durango Apartments

Laney Development, a San Antonio-based real estate firm, is bringing plans for its Durango Apartments proposal back from the dead. 

The development was first proposed nine years ago, and has increased in scope since it was first planned for 427 South Presa Street in San Antonio. Initial plans called for a 12-story high-rise with 70 apartment units total, according to the San Antonio Business Journal. According to new filings, the project’s scale expanded to 17 stories, and now has a minimum of 72 planned units. It’s now expected to span upwards of 183,000 square feet, according to the outlet. 

The plans for Durango Apartments were preliminarily reviewed by the city in June, and a more formal review is expected to be conducted by the Historic and Design Review Commission in an August 5 meeting. 

The development is placed with close access to East César E. Chávez Boulevard, with pedestrian access to the River Walk. It’s also just down the street from the Tower of the Americas and the Alamodome to the east, as well as the Briscoe Western Art Museum to the north. Construction is expected to begin on the apartment complex in the early months of 2027. 

The Alamo City has been steadily adding apartment complexes and other housing options. According to a 2025 report from Partners Real Estate, since 2023 there has been an influx of 1,700 multifamily units and 900 hotel rooms either completed, proposed or under construction. The report points to other factors behind the San Antonio downtown rebirth, including the University of Texas at San Antonio’s acquisition of the former office high-rise One Riverwalk Place for a new architecture school, as well as new demand for office space and an increase in living spaces. 

San Antonio is also set to add a new close-to-downtown attraction: Project Marvel, a combination entertainment district and new stadium for the San Antonio Spurs NBA franchise.
