Manatee County lagoon community hits milestones

A Tampa-based developer building a lagoon-centered community in Manatee County has provided an update on the project, including an opening date for its manmade water attraction. Metro Development Group also announced it has hit some residential and commercial milestones.

The 4-acre lagoon at Seaire broke ground in November 2024 in the Palmetto-Parrish area, off Moccasin Wallow Road. With construction currently underway, developers are targeting Memorial Day 2026 for completion.

Metro Development Group has released a list of amenities it says will make the lagoon a destination: a large double water slide for children and adults; swim-up bar with in-water seating and lounge area; stage and shaded area with large screen for movies, events and games; in-water obstacle course; kayak and paddleboard rentals; private day-rental cabanas; VIP area with private bar called Cabana Cove; and sandy beach.

So far, 15% of the homes planned for Seaire have sold. Since the development calls for 3,000 homes, that equates to approximately 450 homes selling so far. Builders include D.R. Horton, DRB Homes, Dream Finders Homes, Lennar, M/I Homes, Perry Homes and Pulte Homes, with offerings from townhouses to single-family homes to estate homes.

The Seaire Welcome Center officially opened Nov. 14 to give future residents a preview of the community.

“The response to Seaire has been incredible,” Metro Development Vice President of Marketing and Communications Lisa Gibbings says in a statement. “Every day, more families are discovering what it means to live the Metro lifestyle where you can swim, dine, shop and connect, all within steps of your front door. Now, they can see it all from our beautiful new Welcome Center.”

Commercial real estate firm Casto has secured nine tenants, from a grocery store to restaurants and more, that will be coming to the 28-acre property it owns and is developing near Seaire, off Moccasin Wallow Road. The list incluides: Aldi, Chipotle, 7 Brews Coffee, Glory Days, Wendy’s, Texas Roadhouse, Circle K, Auto Zone and Clean Freak Car Wash.

Metro Development Group has more than 60,000 developed lots across over 100 communities in its portfolio, which is valued at more than $4 billion. Seaire is the company’s fifth lagoon community. Others are Brightwater in Fort Myers (Lee County), Southshore Bay in Wimauma (Hillsborough County), Mirada in San Antonio (Pasco County) and Epperson in Wesley Chapel (Pasco County).
