META Development Breaks Ground on OPUS Coconut Grove at 3137 SW 27th Avenue in Miami

META Development has broken ground on OPUS Coconut Grove, a six-story boutique condominium development at 3137 SW 27th Avenue in Miami’s Coconut Grove neighborhood. The project is designed by Kobi Karp, with interiors by João Armentano, and will yield 14 residences, including 12 standard units and two penthouses. Recent project materials indicate the development is more than 50 percent sold and is now moving into vertical construction following demolition and the closing of a $28 million construction loan from Arixa Capital. Completion is slated for 2027.

The development is planned as a limited collection of large-format homes intended to offer a lower-density alternative to larger condominium buildings. Residences start at approximately 1,900 square feet and will include three- and four-bedroom layouts. Corner units are designed with wraparound terraces to extend indoor-outdoor living space.

Amenities will include a rooftop pool, a 4,300-square-foot sundeck, a fitness center, spa facilities with sauna and steam rooms, private business suites, a children’s playroom, and indoor and outdoor lounge areas. Project materials also list an autonomous parking system by Klaus, EV charging capability, and up to three parking spaces per residence.

Buyers are becoming increasingly discerning, prioritizing design, scale, and privacy over sheer volume. OPUS responds to that shift in a way that feels both current and enduring.”

“Coconut Grove has always attracted buyers who value character, authenticity, and a more residential way of living,” said Ale Alfonzo, Co-Founder and President of The Nicolas Group at SERHANT. “OPUS builds on that foundation, offering the scale and comfort of a single-family home within a boutique building of 14 residences. It’s a more intentional form of luxury, one that prioritizes space, privacy, and ease of living, which is becoming increasingly rare in today’s market.”

Sales and marketing for the development are being handled by The Nicolas Group at SERHANT. Pricing begins around $2.8 million to $3 million, according to current promotional materials and recent coverage.

OPUS Coconut Grove marks META Development’s first project in Miami to enter construction. The firm is also planning additional residential developments in the city, including Colette Residences in South Brickell, according to recent reports.
