Dallas (Dallas County) — Mill Creek Residential has broken ground on Modera at The Hill. This eight-story, mixed-use community will bring 387 luxury apartments and 12,000 square feet of ground-floor retail space to North Dallas.

The project, located at 8081 Walnut Hill Lane, will serve as the key residential component of The Hill, an open-air shopping and dining destination that has undergone a significant transformation over the past decade, according to a press release.

The new development will feature studio, one-, two-, and three-bedroom homes, including select townhome and den layouts. Residents will have access to high-end amenities such as a rooftop pool terrace, sky lounge, speakeasy, coworking mezzanine, pet park, and a two-story fitness center. The project also includes ground-level retail and restaurant space designed to complement the existing shops and eateries at The Hill.

Positioned near major employers and medical hubs—including Texas Health Presbyterian Hospital Dallas and Medical City Dallas—the site offers direct access to U.S. Route 75 and the DART light rail’s Walnut Hill Station. First move-ins are expected in summer 2027.

According to Mill Creek vice president Chad Boyette, Modera at The Hill represents “a rare opportunity to seamlessly integrate luxury living into a well-established, open-air lifestyle center.” The project is being built to meet NGBS Silver Certification standards, reflecting Mill Creek’s commitment to sustainable, high-quality design in one of Dallas’ most connected neighborhoods.
