New Avondale housing development slated to open by summer 2027

More residential options are coming to the Southwest Valley after one of North America’s largest homebuilders expanded its footprint in Avondale via a multi-million-dollar land acquisition.

Mattamy Homes announced it closed the $6.37 million deal Monday to acquire 70 homesites.

The newly acquired land will be developed into a neighborhood within the established Del Rio Ranch master-planned community.

Matthew Arneson, vice president of land acquisition and development for Mattamy’s Phoenix division, said the investment allows the company to build on its momentum in a highly sought-after area.

“Phoenix’s Southwest Valley continues to be one of the most in-demand areas for homebuyers, and this investment allows us to expand in a location that offers strong connectivity and everyday convenience,” Arneson said in a release.

The upcoming neighborhood will feature six single-family floorplans, including five single-story options and one two-story design. The homes will range from approximately 1,580 to 2,918 square feet, offering two- and three-car garages.

Planned neighborhood amenities include a walking trail with exercise stations, open green space, tot lots, ramadas, BBQ areas and a central park equipped with basketball and volleyball courts.

Located two miles from Interstate 10, the community provides access to Loops 101, 202 and 303. It sits near Phoenix Raceway, local dining and shopping options and a future retail and services center.

Families living in the community will be near the Littleton Elementary School District and Tolleson Union High School District, specifically Collier Elementary School and La Joya Community High School. A new Tolleson Union high school is also under construction less than two miles away.

The expansion adds to Mattamy’s other Southwest Valley developments, which include White Tank Vistas, Las Ventanas, Tyler Ranch and Baker Farms.

The new Del Rio Ranch neighborhood is scheduled to open in summer 2027.
