Pearland set for industrial boom with massive new business park

A 25-acre master-planned industrial campus is set to take shape at 15020 Kirby Drive in Pearland, according to a press release from Welcome Group—a Houston-based industrial real estate investor and developer. More than 250,000 square feet of industrial space will be built onsite, intended for manufacturing, logistics and distribution use. 

Known as Lower Kirby Business Park, the four-building Pearland development could break ground later this quarter, with pre-leasing already underway. Availability is anticipated in the second quarter of 2027. 

Welcome Group said each building will span between 25,000 and 100,000 square feet with clearing heights up to 34 feet, crane-ready capabilities, power and flexible office buildouts. Site plans also include room for a future expansion. 

Positioned near the southwest corner of Beltway 8 and State Highway 288, Lower Kirby Business Park will join the growing Lower Kirby District, a 1,200-acre mixed-use district that developers described as “rapidly growing.”

“We appreciate the partnership and support of the City of Pearland as we move this project forward,” Welcome Wilson Jr., president & CEO of Welcome Group, said in the release. “Pearland continues to emerge as an important location for manufacturing, logistics, and industrial users seeking access to labor, infrastructure, and regional connectivity.”

Lower Kirby Business Park will be located about 20 miles south of downtown Houston and about 20 minutes from William P. Hobby Airport. Welcome Group highlighted the developments centrality to residential communities, retail, dining and hospitality amenities in the area. 

“As industrial demand continues to evolve, we believe this project is well-positioned to support a broad range of operational needs across the corridor,” Wilson said in the release.
