Investors are focusing on a specific part of San Antonio for commercial real estate. The Far Westside is becoming a hotspot for development, bringing both opportunity and traffic to the area’s residents.
In the latest development, Potranco Vistas Retail is headed to Potranco Road, which the Texas Department of Transportation (TxDOT) has identified as one of the 100 most congested routes in the state. Online records indicate it will occupy more than 15,400 square feet.
Plans for the shopping center were revealed in a Texas Department of Licensing and Regulation filing submitted on Monday, June 8. The filing states that construction will begin next month at the site at 9819 Potranco Road.
Details about what is coming to the plaza are not yet public, but investors are pouring approximately $1.1 million into its development. Several tenants will set up shop at the property, according to the state filing.
MySA reached out to Villa Park Architecture, which confirmed it has a role in the project, but the company did not provide a comment before publication. The San Antonio-based firm is the same one behind other Far Westside strips, including the Dove Creek and Shaenfield Ranch centers.
The area’s popularity is evident in the fact that since late May 2026, Potranco Vistas has been the third shopping development recorded in the TDLR system, which tracks project registrations submitted by owners, property managers, and other entities, as required by Texas Administrative Code Chapter 68.12(e). Other major hubs coming to the area include Potranco Square, a 6,145-square-foot retail center featuring a children’s dental practice, and Redbird Plaza, a roughly 20,350-square-foot development headed for the intersection of Potranco Road and State Highway 211.
All three of these spaces add up to an estimated $8.7 million in retail investment along Potranco Road — and that’s based only on recent summer registrations. Joanna Ayala, owner of Potranco Square, previously told MySA that part of the corridor’s allure is that it “offers convenient access for residents from surrounding neighborhoods.”
State Highway 151 and W. Loop 1604 S. are near the forthcoming Potranco Vistas. According to the TDLR report, crews are expected to finish construction in July 2027.
