A major 163-acre commercial development is moving forward in the Southeast Valley, bringing a massive new auto mall and a retail power center to a rapidly growing corridor in Mesa.
Scottsdale-based commercial real estate firm Diversified Partners announced it is advancing “Destination at Gateway,” located at the new State Route 24 interchange at Signal Butte Road.
The site work on the west side of Signal Butte Road is currently underway and is expected to wrap up by the third quarter of 2026, according to the company. Off-site improvements on the east side of the road have already been completed.
The project is split into two major components: a massive automotive hub and an extensive retail center.
“Destination at Gateway represents a unique opportunity to deliver both automotive and retail development in one of Arizona’s most dynamic growth corridors,” Walt Brown Jr., CEO of Diversified Partners, said in a press release.
What is coming to the Mesa development?
A massive chunk of the project (roughly 80 acres) will be dedicated to “24 Auto Row,” which is slated to become the largest planned auto mall development in the Southeast Valley, officials said.
The auto mall features eight parcels ranging from 6.4 to 12.5 acres.
Right next to the auto mall, a new retail power center will bring highly anticipated shopping and dining options to the area.
Several prominent tenants are already signed on or planned for the space, including:
- Walmart
- 7 Brew
- Taco Bell
- Take 5 Oil Change
- Zara Nail Bar
- PAC Dental
Diversified Partners noted that additional leasing opportunities, including room for a future junior anchor retailer, shop space and drive-thru pads, are still available.
Location tapping into Southeast Valley boom
The development is positioned to capitalize on explosive residential and commercial growth in the area.
Located right off SR-24 and Signal Butte Road, the site sees more than 62,000 vehicles per day, with another 101,000 vehicles using the nearby Loop 202 each day, according to a release.
The project is also located next to Eastmark, a master-planned community which has more than 17,000 planned residential units.
The area is also a burgeoning tech and employment hub, sitting near major operations for Apple, Meta, Intel, CyrusOne, Fujifilm and Novva data centers. Additionally, the nearby Phoenix-Mesa Gateway Airport provides more than 10,000 jobs and brings in an estimated $1.3 billion annually in economic impact.
