Where are New Yorkers moving in 2025? U-Haul report reveals top cities

New Yorkers are on the move — but mostly to other big cities along the East Coast.

U-Haul released their 2025 Midyear Migration Trends report in July, which analyzes one-way moves between January and July 2025 for 35 metropolitan areas with more than 2 million people to see where people are relocating to and from.

“With nearly half of all residential moves in the U.S. occurring between Memorial Day and Labor Day weekends each year, the U-Haul midyear migration trends report answers the question: ‘Where did those new neighbors come from?’,” U-Haul says. “Many of the largest U.S. metros are in growth mode — a change from what was seen following the COVID-19 pandemic when people took advantage of remote work and migrated to less-crowded markets.”

Here’s what to know about where New Yorkers are moving to and from.

Where are New Yorkers moving to?

New York was listed as a top 10 origin state for 11 cities. Here’s where New York is in the top 10 states supplying new residents:

  • Boston, Massachusetts (New York is No. 1)
  • Philadelphia, Pennsylvania (New York is No. 2)
  • Baltimore, Maryland (New York is No. 4)
  • Pittsburgh, Pennsylvania (New York is No. 4)
  • Cleveland, Ohio (New York is No. 5)
  • Miami, Florida (New York is No. 5)
  • Washington, D.C. (New York is No. 6)
  • Orlando, Florida (New York is No. 8)
  • Charlotte, North Carolina (New York is No. 9)
  • Detroit, Michigan (New York is No. 10)
  • Los Angeles, California (New York is No. 10)

What to know: Rochester named one of the best U.S. cities for people with disabilities

Where are new New York City residents coming from?

Most of those moving to New York City already hail from the East Coast.

Outside of New York, the top states new New York City residents are coming from are: Pennsylvania, New Jersey, Massachusetts, Connecticut, Maryland, Virginia, North Carolina, Florida, Georgia and Texas.

The most prominent metros for new New York residents to move from are Philadelphia, Pennsylvania; Central New Jersey; Washington, D.C.; Boston, Massachusetts; and New Haven, Connecticut. Within the Big Apple, most new residents are coming from the state’s other large cities of Albany, Syracuse, Rochester, Buffalo and Binghamton.
