A growing trend across America, mixed-use developments offer a mix of residential, commercial, and recreational spaces in one convenient environment. While many of them, unfortunately, look the same with no real identity or sense of place, one in San Antonio, one of the country’s fastest-growing cities, stands apart from the rest.
Located just north of downtown San Antonio along the San Antonio River, Pearl occupies 23 acres with a history dating back 1883, when it first housed the J.B. Behloradsky Brewery—which eventually became the Pearl Brewing Company. For over 25 years, Pearl was one of Texas’ largest breweries and an economic cornerstore of the city. In 2001, however, production ceased, and the brewery shuddered.

At the same time, San Antonio-based investment firm Silver Ventures saw an opportunity to revitalize Pearl’s legacy with a mixed-use development that didn’t rely on big national brands for clout, but rather, independently-owned businesses. The decision quickly proved to be a smart one: Pearl didn’t just attract the local community, but also leisure travelers eager to experience some of the best San Antonio has to offer in one vibrant and walkable location.

Occupying the historic Pearl Brewery, Hotel Emma is a 146-key boutique property heavy on modern comfort and little luxuries, from the complimentary margarita upon arrival, to the rooftop pool (perfect for escaping the Texas heat), to the lavender toiletries from Los Poblanos, the iconic New Mexico farm and inn. The design throughout also leaves a lasting impression, as everything discovered in the abandoned building was repurposed to a stunning effect, from the bottle fillers-turned-chandeliers in one of the ballrooms to the private booths fashioned from hollowed-out beer tanks at the hotel’s tavern Sternewirth.

Home to over 24 independently-owned food and drink concepts, Pearl offers a diverse and one-of-a-kind culinary experience. Best Quality Daughter by James-Beard nominated chef Jennifer Hwa Dobbertin—who’s also opening Jue Let, a bar inspired by James Beard’s culinary mentor—later this year, is a local favorite. (The salty-sweet cashew chicken and super garlicky noodles are musts.) Pullman Market is a bustling specialty grocer selling fresh produce, meat, and seafood from local purveyors, alongside curated restaurants like Nicosi, an intimate 20-seat dessert bar. Brasserie Mon Chou Chou packs in the crowds with bistro staples such as steak frites and duck confit, while Full Goods Diner dishes out hearty Texas comforts (chilaquiles, biscuit sandwiches) all day long.

Outside of eating and drinking, Pearl has plenty of activities and entertainment to round out a vacation here. Saturday’s Farmers Market and Sunday’s Makers Market are great opportunities to meet area producers, and scoop up gifts with South Texas flair. The Culinary Institute of America holds cooking classes, if you want to brush up on your kitchen skills. Prefer to move outside, while meeting locals? Look into one of Pearl’s community fitness classes. Set in a historic 1894 stable, Stable Hall is live music venue that brings in renowned talent like Gillian Welch and David Rawlings, while Jazz, TX, by jazz pianist Doc Watkins hosts shows every night of the week an intimate, subterranean setting.
