Six more tenants, ranging from dining to retail and beauty concepts, signed leases at GSQ, a 150-acre mixed-use development in Goodyear.

The new occupants at the town center include:

  • Sephora will open a 5,000 square foot location, allowing residents to browse more than 500 brands of fragrances, makeup, skincare and haircare, in 2027.
  • J. Crew Factory Outlets will also bring its classic, coastal American apparel and accessories to a 5,000 square foot store in 2027.
  • Lovesac, a Connecticut-based furniture company, will start selling its modular sections and foam-filled sacs at a 1,800 square foot building located between Cava and California Fish Grill in spring 2027.
  • Postino is set to open a 4,500 square foot restaurant and wine bar in 2027.
  • Miel de Agave, a Mexican fusion restaurant, will be opening its fourth Valley location along Goodyear Way near Fogo de Chao in spring 2027.
  • V’s Barber Shop, which launched in Phoenix’s Arcadia neighborhood in 1999, is expected to open on GSQ’s north side in October 2026 next to Spitz and The Yard.

“We’ve felt the love from our West Valley fans for a long time, so bringing Postino to Goodyear feels really special,” Lauren Bailey, CEO and co-founder of Upward Projects, said in a news release. “The city of Goodyear, GSQ team and RED Development have been incredible partners in helping shape a place that feels thoughtful, welcoming and full of community.”

Firebirds Wood Fired Grill, a restaurant known for its hand-cut steaks and seafood that are cooked over locally sourced wood, opened at the development earlier this week along McDowell Road near Trader Joe’s.

Two more restaurants are set to open at GSQ before the end of the year. Magdalena, an all-new restaurant that blends Latin American flavors and live-fire cooking, will debut between High Tide and Over Easy in fall or winter. Additionally, Flower Child is expected to begin serving its made-from-scratch bowls, wraps and salads at a location near Postino by the end of the year.

Other tenants that are set to open in 2027 are Spinato’s Pizzeria, Qdoba, Berry Divine Acai Bowls and Petfolk, a veterinary care network.

“Last year, the city of Goodyear surveyed residents on the retailers and restaurants they most wanted to see, and Sephora, Postino, Flower Child and Spinato’s Pizzeria all ranked in the top 10,” Mike Ebert, managing partner of RED Development, said. “Bringing those names to GSQ reflects the kind of leasing strategy we’ve built this development around.”
