A $500 million mixed-use community is nearing completion in northeast Collin County, with many amenities already open to the public.
Developed by Dallas-based PMB Capital Investments LLC, The Station currently features a 34-acre park, more than 1,000 residential units and a variety of retail and dining options, according to a Nov. 20 announcement. The 134-acre development is located along the President George Bush Turnpike, between Miles Road and Merritt Road in Sachse.
Now, PMB executives are sharing fresh details about the community’s activation. About 90% of the community’s multifamily units are already leased and 275 homes are completed and occupied. Homebuilders K. Hovnanian Homes and Ashton Woods are responsible for the single-family component.
The development also boasts 35,000 square feet of retail space, with tenants including The Brass Tap, Manny’s Tex-Mex, Pho Station, Cold Stone Creamery and Cane Rosso Pizza. Another 2,500 square feet of restaurant space is available for lease, along with land that could accommodate future corporate offices. Other businesses open at the property include Medical City Sachse and Evolve Biologics, a 200,000-square-foot manufacturing facility.
Several new businesses, including Starbucks, Chipotle, and 7-Eleven, are scheduled to open in early 2025. Once fully complete, the development will feature roughly 400,000 square feet of commercial and retail amenities.
PMB built the residential portion of the project first to establish a stable customer base, which executives believed would help attract a variety of long-term retail users. The firm first purchased land in the fall of 2018. Execs aim to complete the remaining portions of the project within the next two to three years, said Taylor Baird, partner at PMB.
A highlight of the development is the recently renovated Heritage Park, which opened in October. About 60% of the park’s land had previously gone unused, and the two-year construction project faced supply chain challenges because of its custom-designed features.
Inspired by Sachse’s railroad history, the $10 million park features an amphitheater overlooking a water feature, a steam engine train, water tower slide, splash pad and train track-themed paths. Austin-based TBG Partners designed the project.
“Now we have a regional destination for people who might not otherwise drive by or interact with that specific location,” Baird said. “We have a reason for them to come.”
In recent years, Collin County has seen an explosion in mixed-use projects, from office hubs adding residential and hotel space to the transformation of old corporate campuses.
