Lendlease celebrates opening of Habitat in Los Angeles

(Los Angeles, May 13, 2026) Lendlease, a leading real estate and investment group, together with joint venture partner Aware Super, one of Australia’s largest superannuation funds, announced the opening of Habitat in Los Angeles along with welcoming the building’s first residents. The two-building live-work-thrive campus features luxury apartments, creative offices and restaurant-ready retail space, all surrounding an acre of open space, with immediate access to the LA Metro and Expo Bike Path.

The 12-story residential building, Habitat Residences, is located at 3411 S. La Cienega Blvd., where Culver City meets the heart of Los Angeles. The 260-unit community features studio, one- and two-bedroom apartments, in addition to penthouses on the top two floors.

Immediately adjacent to Habitat Residences is the six-story, 260,000-square-foot creative office building, featuring 40,000- to 50,000-square-foot floor plates, 14-foot floor-to-floor heights and private terraces. The office building also includes 2,900 square feet of ground-floor retail space.

“Connecting residents to the Southern California landscape was a priority at every touchpoint across Habitat, from the full-height windows and private terraces in both the residential and office buildings to the acre of open space that anchors the community,” said Ryan Burton, Director of Development, Senior Vice President, Lendlease. “Understanding the strong correlation between quality of life and access to fresh air, movement and the natural environment, we designed the campus so that residents and office workers can effortlessly engage with the outdoors as part of their everyday routine.”

Designed by SHoP Architects, with Steinberg Hart acting as the architect of record, the buildings are situated on a 3.5-acre campus and draw inspiration from the nearby Baldwin Hills. Rounded corners, stepped setbacks and a fluted metal façade in varied green tones define the design. 
Upscale apartment finishes include quartz countertops, full quartz backsplashes and zellige-style bathroom tile. Cabinetry takes cues from the surrounding landscape with an olive green, pebble, mushroom and powder blush color palette, as well as rounded detailing and softly curved corners. Full-height windows capture sweeping skyline, hillside and sunset views, while balconies or oversized terraces in 95% of units further enhance outdoor connectivity.

Conceptualized by Kelly Wearstler and brought to life by Jules Wilson Design Studio, residence and amenity interiors draw on organic materials and earthen tones rooted in the Southern California setting. Throughout the property, hand-carved wood applications, Serafini marble flooring, fluted glass panels, handmade tiles and richly textured walls establish a tone of grounded sophistication and tranquility. 

Amenities at Habitat Residences include an elevated resort-style deck with an outdoor pool, spa, shaded cabanas, grilling stations and al fresco dining areas; a rooftop bookable dining room and outdoor terrace; and an indoor-outdoor fitness center, accessed through operable NanaWall folding glass doors, that enables flexible open-air training. Customized for resident-use, a fleet of Habitat-branded e-bikes encourage sustainable mobility.

Additional offerings inside the property extend the home environment, including a coworking space, social lounge, media room, library, dedicated storage, pet spa, dog run and dining room that will be programmed with chef demonstrations, wine tastings and seasonal pop-ups. Arrival is elevated through a porte-cochère, paired with concierge services inspired by California’s most celebrated boutique hotels.

Office interiors, designed by A+I, emphasize a fluid, movement-driven layout alongside wellness and biophilic elements. Folding glass walls open to private outdoor terraces, enhancing indoor-outdoor connection and expanding the usable meeting and gathering spaces. Rounding out the office building amenities are a welcoming lobby with niches for gathering, a fitness center, hospitality-inspired locker rooms with showers and end-of-trip facilities for cyclist commuters.

Designed by Los Angeles-based landscape architecture firm RELM, Habitat’s full acre of publicly accessible green space is organized into four distinct areas: The Grove, a drop-off point and welcoming entrance to the development; Cienega Square, the heart of the Habitat campus featuring flexible seating for gatherings and outdoor events; The Crossings, a landscaped transition between adjacent intermodal transit and the development’s office promenade; and The Clearing, a festival-ready plaza designed for food trucks, community programming and pet-friendly activity.

Located in the geographic center of Los Angeles, Habitat Residences is perfectly situated to unlock all the city has to offer with convenient access to vibrant neighborhood scenes and cultural destinations. With direct access to both the Metro E Line and Expo Bike Path, plus a Whole Foods Market across the street, the Habitat campus is optimized for neighborhood activation and effortless travel throughout greater Los Angeles.

Habitat is net zero carbon in construction and operations and includes an all-electric design, 66 dedicated electric vehicle parking stations, 222 secure bike parking spaces, natural ventilation and lower-carbon concrete. Habitat Residences is targeting LEED Gold certification, while the commercial building is targeting LEED Platinum certification.
